Landlord’s Notice of Rent Increase for space in a land-lease community (Form M)
Landlords use Form M to give their tenants Notice of Rent Increase in a land-lease community (mobile park).
Use Form M: Notice of Rent Increase for Manufactured Home Space to give tenants of a land-lease community (mobile park) Notice of Rent Increase.
You need to give your tenant Form M at least 7 months before the anniversary date or common rent increase date given on the tenancy (lease). You need to give the form to your tenant before the day of the month that rent is due.
Rent increase options
You have 2 options for a rent increase:
- increase the rent by an amount equal to or less than the Annual Allowable Rent Increase Amount (AARIA) (complete Form M)
- apply to the Director of Residential Tenancies to increase the rent by more than the Annual Allowable Rent Increase Amount (complete Form M, Form N and Form O)
Who can use this form
Landlords need to use this form if they want to give tenants of a land-lease community (mobile park) Notice of Rent Increase.
What you need to do
- Complete the form.
- Formally serve (deliver) the completed form to your tenant. Check the form for details on delivery options and instructions on how to formally serve the tenant.
- If the rent increase is below the Annual Allowable Rent Increase Amount (AARIA), nothing else is needed. The tenant pays the new rent amount.
- If you applied to increase the rent more than the Annual Allowable Rent Increase Amount see instructions on Form N.
