Both the condominium unit owner and occupant (tenant) need to follow the condominium corporation’s declarations, by-laws and common-element rules. If they don’t, the condominium corporation can issue a notice to the owner and the occupant (tenant) advising them of the breach of rules. The notice describes the details of the breach.

What you need to do
- Complete the form.
- Deliver the form to both the condominium unit owner and occupant (their tenant). You can give the notice to the occupant (tenant) in person or leave it in a secure place at the unit. You can give the notice to the unit owner in person or mail it to the owner’s address as listed in the records of the condominium corporation.
- Once you’ve served the notice, the condominium unit owner and occupant (tenant) have 15 days to resolve the breach before the condominium corporation’s board of directors can apply to the Director of Residential Tenancies for an eviction order.
