Consent to allow service of residential tenancy documents by email

Landlords and tenants need to sign a consent form if they have an existing residential lease agreement and want to consent to serving tenancy documents on the other party by email. The form acts as an addendum to the existing lease. Both parties need to agree to the consent.

New lease agreements

Landlords and tenants can serve each other residential tenancy documents and notices by email if they include their email addresses in sections 7 and 7A when they sign a new residential lease agreement. New residential lease agreements include section 7 (electronic address for service of documents by landlord on tenant) and section 7A (electronic address for service of documents by tenant on landlord).

Existing lease agreements

Landlords and tenants with existing residential lease agreements (that don’t include sections 7 and 7A) can serve each other documents and notices by email if they both agree to sign a new residential lease agreement. Or they can both agree to add an addendum to their existing lease agreement by completing the Landlord and Tenant Consent for Email Form.

Who can use this form

Landlords and tenants who have an existing residential lease agreement and want to serve each other residential tenancy documents and notices by email need to use this form. Both the landlord and tenant need to agree to the consent.

You don’t need to complete the form if you have a new residential lease agreement that includes the landlord and tenant email addresses in sections 7 and 7A.

What you need to do

  1. Complete the form.
  2. Both parties (landlord and tenant) sign 2 copies of the form.
  3. Both parties (landlord and tenant) keep a copy of the form for their records.
